Our Approach
Each of our our inspectors has completed rigorous educational training in the areas of electrical systems, HVAC, plumbing, building science, home health & safety, ethics, and defect recogintion and reporting. We are also involved in ongoing education to keep our skills up-to-date with the building industry and the systems employed within.

Our service area includes Toronto, North York, Scarborough, Markham, Richmond Hill, Vaughan, Etobicoke, Mississauga, and Brampton. Appointments outside of this region are available by special arrangement.We are available Mon - Fri, 7:30am - 10:00pm and Sat - Sun, 9:30am - 7:00pm.
Reports
The inspection report is an important part of the inspection process. Its purpose is to describe the major systems in the home and highlight any important items that need attention in the home.

What to expect from the inspection
A typical inspection follows a standard process that consists of 4 steps:
1) reviewing what the inspection will cover
2) performing the inspection
3) document the findings of the inspection in a detailed report, and
4) review with you findings and the reportThe duration depends on the type of inspection, size and age, and number of systems in the home. After completion, we are available by phone and email to answer any questions that you may have about the inspection.
We use the Ontario Association of Home Inspectors (OAHI) Standard of Practice as the basis for our inspection protocol which comprises a thorough non-invasive visual inspection of the following systems:

Structural System
The structural system is the skeleton of the home by which all other components are supported by. Our inspections will check for the soundness of foundation and framing, crawl spaces (when present), floors, walls, columns, beams, roofs, and attics. -
Exterior
The exterior system includes all external components of the home and surrounding. The inspection will cover external wall coverings, flashing, trip, exterior doors, attached decks, balconies, stoops, steps, porches, and their associated railings. The roof components including eaves, soffits, and fascias are reviewed. Vegetation, grading, surface drainage, and retaining walls, walkways, patios, and driveways leading to dwelling entrances on the property that may affect he building are also inspected. -
Roof
The roof system is used to prevent water from penetrating to the inside of the home and cause damage. Roof components include covering, drainage system, flashings, skylights, chimneys, and roof penetrations. -
Plumbing System
The plumbing system deals with the supply of fresh water (potable water) for consumption and the drainage of all the waste water (grey water), water heating equipment, and sumps. All water fixtures and faucets are checked for leaks and proper supply and drainage and venting of the waste. Water heating equipment is also tested for function, proper venting, and its fuel storage and distribution. Sumps and sump pumps are tested for proper installation and operation. -
Electrical System
The electrical system begins at the point where the cable from the street connects to the home and terminates throughout the home. The components inspected include the service drop, service entrance conductors, meter base, service equipment and main disconnects, service grounding, interior components of service panels and sub panels, conductors, overcurrent protection devices, a representative number of installed lighting fixtures, switches, receptacles, and all ground fault and arc fault circuit interrupters. -
Heating System
The heating system is used to deliver heat throughout the home. The components inspected include the heating system, venting system, and chimneys. -
Air Conditioning System
The air condition system is used to cool the air in the home. The components inspected include central and through-wall air conditioners and heat pumps. -
Interior
The interior inspection includes the walls, ceilings, floors, steps, stairways, railings, doors and windows, countertops, installed cabinets, garage doors and garage door operators. -
Insulation & Ventilation
The insulation and vapor retarders in unfinished spaces, ventilation of attics and foundation areas, and mechanical ventilation systems are part of teh Insulation & Ventilation inspection. -
Fireplaces and Solid Fuel Burning Appliances
All fireplaces and solid fuel burning appliances including vents, flues, and chimneys are inspected.

Pre-Listing Inspections
When listing your home for sale its condition may not be the same as the day you took possession of it. Seasonal changes, renovations, and normal wear and tear will alter the state of your home over time. It is advisable to get a professional Pre-Listing inspection of your home prior to listing your property to better inform you of the any necessary repairs that may be needed in order to present your home more favourably to potential buyers. -
Pre-Purchase Inspections
Pre-Purchase inspections are important for any real-estate transaction. Many mortgage and insurance companies today require that a home be inspected in order to validate its condition. Following a thorough, systematic inspection of the home, we will provide you with a detailed report of the major components in the home and inform you of any visible defects and further problems that they can lead to.

TARION Statutory Warranty Inspections
Prior to taking possession of your new home or condominium you are entitled to do a TARION Pre-Delivery Inspection (PDI) to report any items that are damaged, missing, or incomplete. Following the PDI, you are also entitled to subsequent TARION Statutory Warranty inspections within 30 days, 1 year, and 2 years after taking possession. To ensure that you get a complete and unbiased opinion and review of the home, let us complete this inspection on your behalf. -
Home Maintenance Inspections
Many home owners are unfamiliar with the the structures and systems found in their home to give it the kind of thorough investigation that a good home inspector can give them. This leaves them open to unexpected and costly repairs. A good home inspection is preventive maintenance that lets you know what works well and potential problems or safety issues before they occur. Home inspections cover areas such as Health & Safety, Roofs and Attics, Exterior Coverings and Surrounding, Building Structure, Interiors, Electrical System, Plumbing System, Heating and Cooling System. Specific System Inspections
When your home is in an overall good condition but a particular system is giving you problems, then a Specific System Inspection is your fastest, unbiased, and most cost effective option. We will do a thorough visual inspection of the system to try and pin-point the source of the defect without recommending unnecessary upgrades.
